About Our Services
Per the Texas Real Estate Commission (TREC) guidelines, the real estate inspection is a limited visual inspection of the specified structure at the time and date of the inspection and its components (immediate exterior grounds, foundations, structural components, interior components, roofing, electrical, plumbing, HVAC systems, attached structures, and built-in appliances) that are readily accessible. The inspector will report to the client deficiencies in structures and systems that may require costly repairs and/or pose safety hazards or concerns. While the inspection does not offer an assessment of value or any speculation as to the future performance of systems and components, it is a valuable service to potential real estate investors. Professional inspectors are trained to spot deficiencies that may otherwise go unnoticed and that may result in or require immediate and costly repairs.
Our company is committed to providing professional and objective reports to our clients in a timely manner. Inspections and reports will be processed within 48 hours of the date and time that our services are contracted, weather permitting. Our inspectors will use a variety of the latest testing equipment to render the most accurate assessments of structural and mechanical systems.

Fees must be paid prior to the inspection and before the report is delivered. All reports will be delivered to the client within 48 hours of payment or sooner, dependent on weather and other unforeseen circumstances that may prevent immediate inspection. We will communicate any circumstance that may delay the inspection and will refund any fee in full if the inspection must be cancelled for any reason before the inspection occurs.
Please note that a fee of $100 will be assessed if an inspector arrives for the appointment but cannot gain access to the premises. To avoid the fee, cancellations or changes must be made at least 24 hours prior to the appointment.

Limitations
Swimming Pools: The inspection of swimming pools and spas will be limited to the determination of type, material, visible surface defects, and safety considerations regarding electrical supply system, access, and proper suction covers. The inspection will NOT make any determination of functionality or conditions of the pump and other pool equipment, the presence of leaks, or overall treatment of the water. It is highly recommended to have a qualified swimming pool contractor evaluate the overall condition of the pool and its components.
Irrigation Systems: Irrigation systems inspections will be limited to functionality if the control panel allows manual testing. The inspector will make note of the presence or absence of a water back-flow prevention where the system connects to the main water supply. It is highly recommended to have a qualified irrigation contractor evaluate the system and its components.
Fireplaces and Chimneys: The inspection is limited to a Level I inspection of fireplaces and chimneys to determine visible deficiencies, if present, as regards dampers, external chimney structures, gas components, if present, hearths, etc. It is highly recommended that a Level II inspection be performed by a qualified fireplace contractor.
Septic Systems: Septic systems will not be inspected. The inspector will attempt to make a determination of the location of the septic system, if present and visible, its proximity to any potable water source, and determine if all plumbing fixtures are properly draining without back flow. It is highly recommended to have a qualified/licensed septic system installer or plumber evaluate any septic system and its components.
Water Wells: The inspection of water wells will be limited to the determination that the well is supplying potable water to the house with an acceptable pressure, its location in relation to the house and septic system, if present, and any safety deficiency as required by TREC. It is highly recommended to have a qualified water well contractor evaluate the pump system and its components.
Termite Inspections: The real estate inspection will be limited to visual structural deficiencies, including wood deterioration. The inspector may not be qualified to determine the actual cause of the defect, if it is clearly apparent or detectable, including past or present wood-destroying insect activity. Please contact a qualified Pest Control Company that is certified to conduct termite inspections and treatments.

Having been raised in a family largely committed to the building industry, the founder went on to build custom homes and invest in real estate in Louisiana and Texas. He eventually transitioned to a career in higher education after obtaining a doctorate degree. Although enjoying a fulfilling career as a professor, the construction industry remained in his blood and he maintained a side business in helping clients remodel and upgrade their homes to more energy efficient structures that maximized livability.
